Job Summary
The Loan Releasing Associate is responsible for processing and releasing approved real estate and collateral loans. The role ensures completeness of loan documents, compliance with company policies, accuracy of loan details, and proper coordination with clients, appraisers, legal teams, and operations before fund disbursement.

Key Responsibilities

  • 1. Review approved loan applications and ensure all documentary requirements are complete.
  • 2. Validate collateral documents such as:
        - Transfer Certificate of Title (TCT)
        - Tax Declaration
        - Real Estate Tax Receipts
        - Deed of Mortgage
        - Insurance documents
  • 3. Prepare loan release documents, vouchers, and disbursement.
  • 4. Coordinate with borrowers regarding signing schedules and release requirements.
  • 5. Ensure proper notarization and filing of mortgage and legal documents.
  • 6. Verify loan terms, interest rates, payment schedules, and release amounts.
  • 7. Coordinate with accounting for check preparation or fund transfer.
  • 8. Maintain accurate records of released loans and collateral files.
  • 9. Monitor post-release requirements and document deficiencies.
  • 10. Ensure compliance with internal controls, lending policies, and regulatory standards.
  • 11. Assist in resolving client concerns related to loan release and documentation.

Basic Requirements/Qualifications

  • Bachelor's degree in finance, Business Administration, Accounting, or related field.
  • Experience in real estate loans, collateral loans, banking, or financing is preferred.
  • Knowledge of mortgage documentation and loan processing procedures.
  • Familiarity with land title verification and collateral evaluation is an advantage.
  • Strong attention to detail and organizational skills.
  • Proficient in Microsoft Office and loan management systems.
  • Good communication and customer service skills.
  • Ability to handle confidential financial information.
